Yes, we will provide you a monthly report of rent and other income received, and maintenance, repairs, and other expenses incurred. This will be provided once per month. If you have questions regarding your statement, please do not hesitate to contact us.
Each Prospective tenant must complete a rental application. Your Rental Connection Inc. will then run a credit report, criminal report, eviction search, verify past rental history, employment and income.
Rent money is dispersed to the owner or owners bank accounts between the 10th and 15th of each month following collection and funds clearing the bank. Each owner receives a monthly, computer generated, statement on their property and copies of any bills paid for services performed on their rental. Your Rental Connection can make (with owner’s authorization) payments on recurring bills such as lawn maintenance, association fee, and property insurance and mortgage payments.
Your Rental Connection offers Direct Deposits of rents collected directly into our owners bank accounts. This keeps you from being at the mercy of the post office, bank holidays, and week-ends. You will receive your money whether you are at home or away on business or vacation.
Your Rental Connection prides itself in our thorough and accurate record keeping. Our accounting system is designed specifically for property management which keeps a detailed summary of rental income and expenses for each rental address. At the end of each year you will receive a 1099 along with a year to date summary detailing all your income and expenses to provide your CPA for filing your taxes easier.
Your Rental Connection uses only licensed and insured contractors. The contractors used charge Your Rental Connection lower than market rates due to the large volume. Your Rental Connection purchases appliances at whole sale and passes the savings directly to the owner.
Your Rental Connection inspects property periodically after the tenants move in and our contractors are instructed to make visual inspection on the property each time they visit for maintenance. We also make annual inspections at the time of lease renewals
Your Rental Connection offers to each owner having their rental property videotaped each time prior to a new tenant moving in and out for a nominal charge. This documents the condition of the property prior to a move-in and avoids any dispute on a claim on security deposit upon the move-out.
It the rent on a property has not been received by the 5th day of the month, immediate contact is made with the tenant advising them of their delinquency. If within a couple of days the rent still has not been received, Your Rental Connection posts a 3-Day Notice for Payment of Rent or Vacate. When the 3 days have passed with no rent received, appropriate papers are filed with the Clerk of the Courts and eviction procedure commences. The eviction process will typically take about 20 days from this point. If the tenant contests the eviction, it may take a short time longer. It is important to understand that no 2 evictions are alike and the cost may vary.
