  • Why should I use a professional to manage my home?

    While the reasons our clients choose professional management vary, here are some of the key reasons many people elect professional management over self-management:

    • We handle maintenance and emergency repairs, allowing you to sleep at night.
    • We enforce collection of rents and serve the proper notices upon failure to pay.
    • We understand and apply the correct federal, state, and local laws, keeping you and your investment out of trouble.
    • We know the local market, have an extensive network of contacts, and have advertising resources available to us at discounted rates. This allows us to effectively market your vacant home to prospective residents to get it filled.
    • After you add up the increased rent we can often command, the discounts you'll receive on advertising, and the company rate we get on repairs, you'll often make more money than if you managed the property yourself!
  • Can I choose to disallow pets, smokers, large families, etc.?

    We comply fully with the Fair Housing Act. This means that you cannot choose to disallow anyone that is a member of a protected class under the act. You can choose to disallow pets and not permit smoking in your home, but you cannot deny a service animal.   • Do you provide me with a report of activity on my property?

    Yes, we will provide you a monthly report of rent and other income received, and maintenance, repairs, and other expenses incurred. This will be provided once per month. If you have questions regarding your statement, please do not hesitate to contact us.
  • Tenant Screening

    Each Prospective tenant must complete a rental application. Your Rental Connection Inc. will then run a credit report, criminal report, eviction search, verify past rental history, employment, and monthly income.
  • Rent Disbursements/Monthly Statements

    Rent money is dispersed to the owner through an ACH transfer into your bank account between the 10th and 15th of each month following collection and funds clearing the bank. Each owner receives a monthly, computer generated, statement on their property and copies of any bills paid for services performed on their rental. Your Rental Connection can make (with owner’s authorization) payments on recurring bills such as lawn maintenance, water bill and association fees. Your Rental Connection Inc. does not pay property insurance, taxes or mortgage payments.
  • Direct Deposits

    Your Rental Connection offers Direct Deposits of rents collected directly into our owners bank accounts. This keeps you from being at the mercy of the post office, bank holidays, and week-ends. You will receive your money whether you are at home or away on business or vacation.
  • Year End Statements

    Your Rental Connection prides itself in our thorough and accurate record keeping. Our accounting system is designed specifically for property management which keeps a detailed summary of rental income and expenses for each rental address. At the end of each year you will receive a 1099 along with a year to date summary detailing all your income and expenses to provide your CPA for filing your taxes easier.
  • Maintenance/Contractors

    Your Rental Connection uses only licensed and insured contractors. The contractors used charge Your Rental Connection lower than market rates due to the large volume. Your Rental Connection purchases appliances at whole sale and passes the savings directly to the owner. There are no "Add On Fees" to service or maintenance work.
  • Property Inspections

    Your Rental Connection inspects property periodically after the tenants move in and our contractors are instructed to make visual inspection on the property each time they visit for maintenance. We also make annual inspections at the time of lease renewals
  • Video Inspections

    Your Rental Connection offers to each owner having their rental property videotaped each time prior to a new tenant moving in and out for a nominal charge. This documents the condition of the property prior to a move-in and avoids any dispute on a claim on security deposit upon the move-out.
  • Non-Payment of Rent/Evictions

    If the rent on a property has not been received by the 5th day of the month, immediate contact is made with the tenant advising them of their delinquency. If within a couple of days the rent still has not been received, Your Rental Connection posts a 3-Day Notice for Payment of Rent or Vacate. When the 3 days have passed with no rent received, appropriate papers are filed with the Clerk of the Courts and eviction procedure commences. The eviction process will typically take about 20 days from this point. If the tenant contests the eviction, it may take a short time longer. It is important to understand that no 2 evictions are alike and the cost may vary.
  • Marketing

    Your Rental Connection aggressively markets available rentals thru our website, the internet and a few other trade secrets.
  • Am I required to make my property available to Section 8?

    Property Owners/Investors have the choice to accept Section 8 for their available properties
  • Are you licensed?

    Yes, the staff are Licensed Florida Real Estate Brokers and Broker-Associates
  • Can I reach you after hours?

    Yes, we can be reached thru the owner/tenant portal
  • Can you put the money directly into my account?

    Yes, when you provide us with an executed ACH Form and a voided check to obtain your routing and account number, monthly rental proceeds are transferred into your account between 10 and 15th of each month.
  • Do I get to see the lease or sign it?

    A copy of the fully executed lease is provided in your owner portal or can be emailed upon request.
  • Do you sell real estate too?

    Even though our Real Estate License permits us to list and sell real estate, our focus is 100% Property Management ONLY. We have great relationship with surrounding REALTORS to refer your investor should you decide to place on the market “For Sale”
  • How and when do I get my checks?

    All rental funds collected at sent thru ACH transfer directly into your account between the 10th and the 15th of each month following collection.
  • How is rent collection handled?

    Our residents have the convenience to pay on-line thru their tenant portal or deliver their check or money order to our office. We do not accept CASH!
  • How long of a lease do you sign?

    Our Lease Terms are for 12 months. Occasionally there are requests for a short term lease due to homes under construction etc. Each request is taken under consideration and consulted with the owner for approval. In most cases this is at a higher rent.
  • How much security deposit do you charge the tenant?

    Security Deposit are usually at a figure higher than the monthly rent and in some cases can be doubled if we feel necessary.
  • How soon can you start managing my property?

    It is our goal to begin marketing the available property once the management agreement has been fully executed by all legal parties, keys, garage remotes and gate remotes are delivered to the office.
  • What type of properties do you manage?

    We manage single family homes, condos, duplexes, apartments and mobile homes.
  • What type of reports do I get and how often?

    A rental summary report is emailed monthly between the 10th and the 15th of each month and is placed in the owner portal for future reference.
  • Who holds the tenant security deposit?

    All security deposits, advanced rents, pet fees are placed in a local Florida Non-Interest bearing account.
